Kitchen Remodeling

Always install new electrical in the kitchen (most fires start in the kitchen because the electrical circuits are over loaded, electrical breakers should also be upgraded.
All kitchens have to have a hood vent which is directly vented outside (location of hood vent has to be determined before new kitchen is installed. The hood vent should also be on an independent electrical connection (directly to circuit breaker).

Bathroom Renovations

Even if the bathroom has a window, ventilation with a timer switch should still be installed.
If water closet (toilet) will be relocated, the process should be thoroughly planned. The toilet has to be connected to a 3 inch pipe which can sometimes be quite difficult to accomplish.
Drywall inside the bathroom has to be mildew resistance.

Heating and Air Conditioning

All natural gas repairs or installation has to be done by a licensed gas technician.
After any gas work is completed in your house, the technician has to put a tag in your Furness room which includes the Technician's Certificate number and name.

Finish Carpentry

A quality finish carpenter is hard to find. Often times painters are left to make the job look good. This includes filling holes and applying caulking to hide the imperfections. A good carpenter will minimize these tasks as best as possbile to not leave gaps and hours of prep work for the painter.

Basement Design and Remodeling

First step practical layout, what kind of purpose the basement has to serve (playroom, in home theater, office, or just junk collector)
Always be sure to inspect your basement prior to starting a renovation. All walls have to be check for cracks and possible water leaking.
A basement should be designed and built in the same way as a brand new house.

Electrical

All electrical work has to be performed not only by a licensed electrician, but by a master electrician www.ecao.org

Hardwood Flooring

Preparations: removing existing finishes from the floor. Screw down subfloor. Install wax paper, and then install hardwood flooring.
After hardwood flooring is installed the home owners have to control humidity inside the house according to the manufacturer recommendations.

Drywall and Plaster

Drywall should be screwed to the stud framing (not nailed). Nails have a tendency to pop out. Fixing this small problem can often times be very frustrating.

Fireplace

Gas fireplaces have to be installed by Certified Technician.
After any gas work is completed in your house, the technician has to put a tag in your Furness room which includes the Technician's Certificate number and name.

Solid-fuel burning fireplace


A chimney flue that serves a solid fuel- burning appliance cannot be connected to a natural gas- or propane –fired appliance
A chimney flue that that serves a solid-fuel burning appliance cannot be connected to an oil-burning appliance, unless the solid-fuel burning appliance is listed for such installation and the installation of both appliances meets their respective installation requirements.

Painting and Decorating

Always determine what surface is to be painted before purchasing any materials.
Never store latex paint in temperatures below 0 degrees. Oil based paints are the only exception.
 

Tiles

If sub floor is in bad condition new ply wood has to be installed.  Subfloor has to be screwed down with 2in screws. If all steps are not done properly, your beautiful tiles may go to waste. Be sure to use all correct wall materials and they are properly applied (cement board or “Dens Shield” tile backer board) etc…

Windows

All windows installed in Ontario has to be certificate

Plumbing

All plumbing work has to be done by a licensed plumber who must have insurance.

Additions

Additions or any changes to the house has to be approved by the city you live in
The structural drawing has to be done by architects and engineers. They submit the drawings to the city and they are responsible for permits. Some times drawings have to be approved by a committee, which is extra cost to the homeowner.

Stucco and Bricks

Stucco lath or reinforcing should be used to attach stucco to any substrate other then masonry.

Landscaping

All exterior landscaping projects has to be approved by the city. If not, you will run the risk of having to remove it all at your expense.

Chimneys

A chimney flue shall extended not less than 2ft 11 in above the highest point at which the chimney comes in contact with the roof, and not less than 23 5/8 in above the highest roof surface or structure within 9ft 10 in of the chimney.

Decks and Fences

If decks are more than 100 square feet, then the contractor is required to have a permit in order to proceed with construction. They must then follow all building codes…

Patios and Walkways

Before applying any sealer to your patio, always be sure to do a sample in an inconspicuous area. Having to re-do the work is tedious.

Foundations

Foundations can be poured on stable soil with an allowable bearing pressure of 75 kPa (10.9 psi) or greater, and for buildings of wood frame or masonry construction. Where a foundation is erected on filled ground, peat or sensitive clay, the footing size shall be designed by Engineer

Roof Repairs

Roofs should include platforms that effectively serve as roofs with respect to accumulation or drainage of precipitation. Asphalt shingles need to be applied on roofs that slope 1:3 and Steeper
Single application of asphalt shingles are permitted on roofs that slope 1:6 to less than 1:3”.

Metal and Concrete

When the air temperature is below 5 C (41 F ) concrete should be kept at a temperature of not less than 10 C (50 F) or more than 25 C (77 F) while being placed, and maintained at a temperature of not less than 10 C (50 F) for 72h after placing. NO Frozen materials or ice should make contact with the concrete during this time.
When sheet steel is required to be galvanized, it should be metallic- coated with zinc or an alloy of 55% aluminum-zinc meeting the requirements.

Garages

Detached garages of less than 538ft square floor area and not more than 1 story in height may be supported on wood mud sills provided the garage is not of masonry or veneer masonry construction.

Where lumber, wood shingles, shakes, fiber-cement shingles, planks and sheets, plywood, OSB, wafer board, hardboard, vinyl, aluminum and steel, including trim and soffits are installed as cladding on wood-frame walls exposed to precipitation, the cladding assembly shall comply with Building Code
