When it comes to renovations, it's understandably easy for some to get overwhelmed when seeing the price tag. What may appear to be a straight forward project is not always the case. A good contractor will look for things "that could go wrong" ensuring that they are thorough and honest about what they observe, which will most likely result in a more expensive estimate than others. Many other contractors will tell you what you want to hear just to get you signed up with them! The price will be cheaper because it is simply based on a $$$ profit rather than the quality of their work. And if the project is not as straight forward as once thought, do you think the renovator who is simply chasing money will spend the extra time to ensure quality? In other words it would be wise to hire a contractor based on personality your number one criteria.
Many companies offer a price per square foot. If the project is indeed straight forward then not to worry. However, if the project entails unforeseen or complex details this method of unit pricing should only be used as a guideline.
Market value within the residential renovation industry is simply based on what the majority of companies charge, it does not necessarily reflect quality, experience and over overall customer satisfaction. My advice is before making any big decisions, write a list of your criteria of what you are looking for in a contractor (be reasonable). Then put each point in an order of importance. Interview as many contractors as possible until you find one who meets your criteria. Be patient because there are many good contractors out there...
